Laundry Room Usage Policy

Purpose:
This policy outlines the rules and responsibilities for tenants using the common area laundry facilities provided by The Lucas Organization, LLC. The purpose is to maintain a safe, clean, and respectful shared space for all residents.

1. General Use

1.1 Use at Your Own Risk:
The laundry room is provided for tenant convenience. Use of washers and dryers is at your own risk. The Landlord is not responsible for lost, stolen, or damaged clothing or items.

1.2 Liability Disclaimer:
The Landlord is not liable for any injuries that occur while using the laundry room or its equipment.

2. Operating Rules

2.1 Prohibited Items:
Do not place rugs, shoes, plastic items, or any non-clothing materials in the washers or dryers. These items can damage the machines or create fire hazards.

2.2 Fire Safety:
To prevent fire, you must clean the dryer lint trap after each use. Tenants who fail to follow this rule may be held responsible for any resulting damages.

2.3 Timely Use:
Please remove your laundry promptly after each cycle to allow other tenants access. Unattended laundry may be moved aside to free up machines.

2.4 Cleanliness:
Clean up after yourself. Wipe up any spills or detergent residue. Do not leave laundry baskets, soap containers, or trash in the laundry room.

2.5 No Storage:

• The laundry room is not to be used for storing personal items outside of designated areas. Items left unattended for extended periods may be discarded.
• There may be designated locker cubbies provided for tenant use to store laundry soap or other laundry-related items. Tenants should use the locker labeled with their corresponding unit number, and all stored items must fit fully inside the locker.

3. Consideration for Others

3.1 Sharing the Space:
Be courteous to other tenants. Avoid monopolizing machines or leaving items that block access.

3.2 Noise:
Use the laundry room during posted hours only. Please keep noise to a minimum to avoid disturbing other residents.

4. Violations and Enforcement

Failure to comply with this policy may result in warnings, temporary suspension of laundry room privileges, or other lease enforcement actions.
